It is commonly accepted that there are large effective energy-efficiency potentials in the building sector. The presentation will show under which conditions and to what extent these potentials are profitable and cost effective. The economic assessment includes framework conditions, energy price consideration and the valuation of co-benefits. An overview on energy policy, opportunities and instrument to tap these potentials will be given. Both, residential and commercial buildings will be addressed. For the latter recent research results on the optimisation of energy demand, day lighting, costs and (summery) thermal comfort will be presented. It will be shown that there are promising options for further research and development and obvious needs for policy making (e.g. integrated planning and building regulation, smart glazing and sun protection).
